NOTICE OF MORTGAGE FORECLOSURE SALE GLENTZ-GRIFKA

Default having been made in the terms and conditions of a certain mortgage made by Timothy Glentz and Amber Grifka, on May 26, 2021, to Park Upper, LLC, a Michigan limited liability company, of 300 Industrial Drive, Sandusky, MI 48471, and recorded in the Office of the Register of Deeds for Sanilac County, Michigan on June 21, 2021, in Liber 1488 of Mortgages, Pages 408-409A, and upon which mortgage there is claimed to be due as of the date of this notice for principal and interest the sum of Sixty-Three Thousand One Hundred Thirty-Five and 60/100 ($63,135.60) Dollars and said default having continued for more than,thirty (30) days and no suit or proceedings having been instituted to recover the debt secured by the mortgage;
NOTICE IS HEREBY GIVEN That on August 17, 2023 at 10:00 a.m. Local Time, the said mortgage will be foreclosed by sale at public venue to the highest bidder in the County Courthouse Building, 60 West Sanilac Ave., Sandusky, Michigan 48471 that being the place of holding the Circuit Court for said County, of the premises described in said mortgage or so much thereof as may be necessary to pay the amount due on said mortgage as aforesaid with interest thereon and all legal costs, charges and expenses including the attorney fee provided by law and any sum or sums which may be paid by the undersigned at or before said sale for taxes, assessments and insurance premiums on said premises, which said premises are situated in the Township of Elk, Sanilac County, State of Michigan, and are described as follows: Commencing at the South 1/4 corner of Section 14, Town 10 North, Range 14 East, Elk Township, Sanilac County, Michigan, thence North 0 degrees 23 minutes 4 Seconds East 817.89 feet along the North-South 1/4 line to the point of beginning; running thence North 0 degrees 23 minutes 4 seconds East 215.11 feet along the North-South 1/4 line; thence South 89 degrees 36 minutes 56 seconds East 405.0 feet; thence South 0 degrees 23 minutes 4 seconds West 215.11 feet; thence North 89 degrees 36 minutes 56 seconds West 405.0 feet to the point of beginning.

The length of the period of redemption from such sale will be six (6) months immediately following said sale, unless determined abandoned in accordance with 1948CL 600.3241a, in which case the redemption period shall be thirty (30) days from the date of such sale. If the property is sold at foreclosure sale, pursuant to MCL 600.3278 the Borrower will be held responsible to the person who buys the property at the mortgage foreclosure sale or to the mortgage holder for damaging the property during the redemption period.
